Summit is a small, automation-obsessed solo shop in Salt Lake City. We build AI tools for property managers we'd actually trust with our own portfolio. No VC funding. No sales team. No quotas. We ship code 5–10 times a week.
Why this exists
Most "AI property management" tools are wrappers around ChatGPT with a logo. They auto-reply to everything, miss every nuance, and create more cleanup than they save. We watched a friend-of-the-family PM in Salt Lake spend Sunday nights manually triaging the inbox an "AI assistant" had filled with the wrong replies. That was the moment Summit started.
So we built the opposite. An agent that knows when not to answer. It reads every tenant email, classifies the risk, and either replies confidently in under a minute or holds the draft for human review and tells you why. Routine emails get handled. Legal threats, emergencies, habitability claims, and self-harm signals get escalated. That asymmetry — fast on the common cases, careful on the rare ones — is the whole product.
How we work
A few principles we apply to every decision. They explain why our roadmap looks the way it does and why our prices look the way they do.

The product gets meaningfully better every week. If something breaks, it's usually fixed within a business day.
The first 5 customers get founding-customer pricing locked in for life, weekly office hours with the founder, and direct influence over the roadmap. No focus groups, no committee — they tell us what to build next and it goes to the top of the queue.
How Summit is structured
Summit Automations is a young, solo-founded company. We aren't pretending otherwise — pretending is how trust gets broken. So here's the structure plainly, in language your attorney can verify:
- Legal entity. Summit Automations operates as a Utah-registered business. Customer contracts, terms of service, and the DPA are signed by the entity, not by any individual.
- Adult co-signer on every financial account. Stripe, payment rails, banking, and any account that touches customer money are co-signed by a legal guardian. You're paying a business, not handing a credit card to a kid on the internet.
- Founder operates the product day-to-day; legal guardian is the financial fiduciary. Code, support, roadmap — that's the founder. Money, taxes, vendor contracts — that's the guardian. Both names appear on the operating agreement available on request.
- Data ownership stays with you, always. Even in the unlikely event Summit pauses or sells (see below), the contract terms guarantee you can export every byte of your data — leases, tenants, payments, AI logs — at any time via
/me/export/all. No "you don't own your data" clauses anywhere in the ToS.
We get that "solo founder with a co-signing guardian" sounds different from "a $1B PM-software incumbent." It is different. What it gets you instead: a founder who answers your email in 38 minutes on a Saturday, a roadmap influenced by your actual feedback, and a product that ships 5–10 times a week. What it costs you: lower battle-test maturity than a 15-year-old incumbent. Trade we think makes sense for operators under 100 doors. Some won't, and we respect that.
Where Summit stands today
Numbers updated weekly. We'd rather tell you the truth and lose the sale than lie and lose the customer.

5–10 improvements per week. Feature requests from paying customers usually land within the week.
Last 90 days uptime + incident log on the status page. Security practices, encryption, data-handling commitments on the security page. No third-party SOC2 yet — being honest, that's a 2027 target.
If Summit ever pauses
Every PM evaluating a new tool asks "what if you go away?" — fair question. The answer baked into our terms of service:
- You always own your data. Export every record at any time via
/me/export/all— leases, tenants, payments, AI conversation logs, owner statements. Format is JSON + PDF, importable into the major competitors. - 30-day data continuity. If Summit ever shuts down, your data remains accessible for 30 days minimum after the shutdown announcement, with a one-click export.
- Source code escrow for paid customers. Founding-tier and above customers get a contractually-guaranteed code escrow — if Summit ceases operation, escrowed code is released to the customers so the product remains operable for the rest of any pre-paid term.
- No lock-in pricing clauses. Cancel any time, one click. No annual commitment, no early-termination fee, no "growth penalty" pricing.
What we won't do
The deliberate choices that constrain the company. Some of these are why we'll be smaller than competitors; all of them are why we'll last longer.
- We won't take VC money. No board, no growth targets, no "must hit ARR by Q3." We grow at the pace customers pay us to grow.
- We won't sell or share your tenant data. Ever. Not aggregated, not anonymized, not "as part of a partnership." Your tenant list is yours. See the DPA and security page.
- We won't train AI models on your data. Anthropic's commercial API doesn't either. This is a contract commitment.
- We won't run a sales team. Self-serve forever. The price on the page is the price.
- We won't ship a feature we wouldn't trust with our own business. If we wouldn't let it touch our portfolio, it doesn't ship.
- We won't lock you in. Cancel any time with one click. Download your data anytime from
/me/export/all. Even after you cancel.
