Summit generates a single, always-current XML feed that the major rental sites can pull from. You submit the URL once per partner — after approval, every unit you publish in Summit shows up on those sites automatically, and any edit you make pushes through on the next pull cycle.
Step 1 — Generate the listing copy
- Click Post a listing in the dashboard sidebar.
- Pick the vacant unit. Claude writes a Fair-Housing-compliant title + description and suggests a market rent based on the unit specs.
- Edit the title and description if you want. Click Publish to feed.
Step 2 — Get your feed URL
Open Settings → Channels & integrations and copy your syndication feed URL. It looks like https://summitautomations.co/feeds/your-slug/listings.xml. This is the single URL every partner site pulls from.
Step 3 — Submit it to each partner
- Zillow / Trulia / HotPads: apply at Zillow Feed Provider Application. Zillow's feed network covers all three sites with one submission. Approval typically takes 5–10 business days. Once approved, your published listings show up on all three.
- Apartments.com / ApartmentFinder / Apartamentos.com: contact their feed onboarding at apartments.com/list-your-property and ask for their Property Bridge feed integration. They support the same ILS XML schema Summit emits.
- Realtor.com Rentals: apply via Move Inc's listing partners program. Same XML schema works.
Step 4 — Manage listings going forward
- Click a unit's Listing tab to re-generate copy, edit, or unpublish.
- Unpublishing removes the unit from the feed — next time the partner site pulls, the listing disappears from their site too (usually within 4–6 hours).
- The agent automatically takes a listing offline the moment you create a signed lease against that unit, so you can't accidentally show a leased unit as available.
Sites that don't accept feeds
Facebook Marketplace, Craigslist, and Zumper require manual posting. Summit still generates paste-ready copy for those — the Post a listing modal shows a paste-block + direct links to each site's new-listing form. Total time per site: about 30 seconds.
What the AI listing engine includes that AppFolio doesn't
- Fair-Housing compliance baked in. The prompt explicitly blocks language that references protected classes ("perfect for young professionals", "great for families", etc).
- Market-rent suggestion with confidence + reasoning. Not just a number — Claude tells you why.
- Per-unit voice. Pick professional / warm / luxury / concise tone. Each listing reads custom.
- Zero per-listing fee. AppFolio's Property Marketing Center is an add-on. This is included in every Summit plan.
