Opening any new lease in Summit shows a cyan dashed banner at the top of the form: "Have the signed lease as a PDF? Drop it here." Drag a PDF onto that banner (or click Choose PDF) and within 5-10 seconds the rent, deposit, start/end dates, due day, and security deposit auto-populate. The notes field gets a structured summary of the lease's notable clauses.
What the AI fills
- Start date + end date (ISO format, parsed from any reasonable date string)
- Monthly base rent (base only — NOT CAM, parking, or pet rent)
- Security deposit + pet deposit + pets-allowed flag
- Rent due day (1-28 typical)
- Late fee structure (captures both flat $ and percent + grace days)
- Utilities included (water / trash / electric / gas / etc)
- Notable clauses — 0-3 short flags about unusual terms
What the AI deliberately does NOT fill
Unit and tenant. Summit can't know which of YOUR entities the lease maps to, and we never want AI guessing on a record this important. Pick the unit and tenant manually before saving.
Confidence floor
0.35+ before any field fills. Below that, the form stays empty and the banner shows "AI was not confident — fill manually." Operator always confirms before save.
