On the Expiring Leases panel, every lease 60-90 days from expiry shows a ๐ค Draft button next to the existing Renew button.
What the AI sees
- Current lease terms (rent, end date, days to expiry)
- Comparable in-portfolio rents โ other active leases under YOUR account, similar bed count. Returns median + average + min + max + n.
- Tenant first name + company name for personalization
Conservative rent-bump rules
- If comparable median is HIGHER than current โ bump toward the median (NOT the max). Round to nearest $25.
- If comparable rent is LOWER or equal โ flat renewal recommended. The relationship is the moat.
- If no comparables โ 2-3% inflation bump only.
- Default cap 5% unless comparables clearly justify more.
Output
- Suggested new rent + rationale
- Email draft + SMS draft (placeholders pre-substituted)
- 3 term options (12mo, 6mo at +5%, optional M2M at +15%)
- Confidence score
- 14-day deadline suggestion
"Use $X in Renew form" button at the bottom hands off to the existing renew flow with the suggested rent prefilled.
